The two rooms where NYC construction rules bite hardest

Kitchens and bathrooms carry the plumbing, venting, waterproofing, and electrical load of an apartment or house, so they are also where building rules apply most tightly: wet-over-dry restrictions, waterproofing and shower-pan requirements, gas line and venting work, dedicated circuits and panel capacity, and in most buildings a co-op or condo alteration agreement before anything is demolished.

We scope those constraints up front. That means confirming what the building's alteration agreement requires, whether the work triggers a DOB filing, what the riser and panel can actually support, and how materials and debris will move through the building — then building the room around real conditions rather than discovering them at demolition.

Work ranges from a focused bathroom or kitchen renovation to full-slab stone, custom cabinetry and millwork, radiant heat, and integrated lighting. The same crews and the same principal oversight run the small projects as the gut renovations.

What does a kitchen or bathroom renovation start at?

Focused kitchen and bathroom projects start at $15,000. The final number depends on the scope of plumbing and electrical work, whether the layout moves, and the finish selections.

How long does the work take?

A typical kitchen or bathroom build runs roughly six to ten weeks on site, plus lead time for selections and, in a co-op or condo, the building's alteration approval.

Do I need co-op or condo board approval?

Almost always. Most buildings require a signed alteration agreement, contractor insurance certificates, and approved plans before demolition. We prepare that package and work within the building's rules and freight hours.

Does a bathroom renovation require a DOB permit?

Like-for-like finish replacement often does not, but moving plumbing fixtures, altering walls, or changing gas or electrical work generally does. We confirm which applies during the walk-through and file when it is required.

Can I move my kitchen or bathroom to a different room?

Sometimes, but wet-over-dry rules, riser locations, and venting usually govern the answer. We check the building's constraints before any layout is committed to.

What should I send for an initial renovation estimate?

Photos, the property address, a short scope or wish list, any plans or inspiration images, and building alteration requirements if you have them help us prepare a useful first review.
